Who is a Customer?

As a condo owner or tenant, you are a Soniat Realty Customer. Below you will find details about features such as Customer Web Access (CWA), options for paying rent or condo dues, and much more.

Customer Web Access (CWA)

Soniat Realty, Inc is pleased to offer a way for you to access your account information and make payments online with Customer Web Access (CWA)!

Customer Web Access (CWA) allows you to:

  • View your open charges and transaction history
  • Make a secure one-time payment with a credit card or pay directly from your bank account. You can even set up automatic monthly payments!
  • Obtain your Property Manager’s contact information. You can even send him/her an email directly from your CWA account
  • Change your password and Update your personal information

To create a CWA account:
1. Click the LOGIN button at the top right of this screen and choose “Customers”
2. On the CWA Login screen, click “Sign Up”.
3. Enter your account number and the email address we have on file for you.
4. Create a password and click continue.

** You must have a valid email address to create an account.

Maintenance Requests
We understand that maintenance issues can arise at any time.  For Maintenance and service requests:  Non-emergencies:  Log into your Customer Portal and report the service request.

Emergencies:  Call your property manager or our Maintenance Department at (504) 274-2825.  If you are not sure who your Property Manager is, you may call our main office number at (504)488-8988.

Emergency Preparedness

The key to safely and properly handling any emergency/disaster is pre-planning and staying calm during and after the event. Being prepared is every individual’s responsibility. Don’t rely only on the authorities. Advanced planning allows for fewer mistakes and greater safety for you, your family, and your home.

Planning to Move?

If you decide that it is time for you to move, please click here to submit your Notice to Vacate form, and find out how to receive a full security deposit refund. Be sure to return the keys to our office and provide your forwarding address as soon as possible. You may incur additional charges for not returning the keys on or before your expected move-out date. Additionally you will need to provide a forwarding address in order to receive any security deposit refund. Contact us if you have questions about our move out procedure.

Ways to Pay

As part of our ongoing efforts to make paying rent or condo dues more convenient for you, below is a complete list of payment options.

1. Send your payment by mail to our PO Box
Please be sure to include your name and address with your payment, so we can apply your payment correctly. When filling out your check or money order for RENT PAYMENTS, please make it payable to: “Soniat Realty, Inc.” When filling out your check or money order for CONDO DUES, please make it payable to your Condominium Association and mail to:

2. Pay Directly from Your Checking or Savings Account
Eliminate late fees with automatic monthly withdrawals from your bank account.
** Effective January 1, 2017 there will be a $1.00 convenience fee per transaction for this service.
If you are interested in taking advantage of this feature, login to your Customer Web Access (CWA) account and clicking “Make a Payment” at the top of the screen. You will have the option to make a one-time payment or set up recurring payments.

If you prefer that we set up the recurring payments for you, simply print and complete an Rent-Electronic Withdrawal Form or Condo-Electronic Withdrawal Form and return it to our office with a voided check.

3. NEW! Cash Pay
We have partnered with CheckFreePay as part of our ongoing efforts to make paying rent convenient for you. The Cash Pay service allows you to pay your rent in CASH at one of many local businesses. To find a CheckFreePay location near you, please visit www.paylease.com/cashpay/locations.
If you would like to sign up for Cash Pay, visit or call our office and we will provide you with a CheckFreePay card. Once you have registered, just take your CheckFreePay card to any participating CheckFreePay location, present the card and make your payment. It’s that simple!
** No partial or advance payments will be accepted.
** The Cash Pay location will NOT have access to your balance or account information.
** There is a $4.00 convenience fee for this option.

4. Bring it to our office
You can put your rent payment directly in someone’s hand by dropping it off at our office during business hours, or take advantage of our secure after-hours mail slot. Please be sure to include your name and address with your payment, so we can apply your payment correctly. When filling out your check or money order for RENT PAYMENTS, please make it payable to: “Soniat Realty, Inc.” When filling out your check or money order for CONDO DUES, please make it payable to your Condominium Association.
** A $5.00 convenience fee may apply.

5. Mail it to our office:
Please be sure to include your name and address with your payment, so we can apply your payment correctly. When filling out your check or money order for RENT PAYMENTS, please make it payable to: “Soniat Realty, Inc.” When filling out your check or money order for CONDO DUES, please make it payable to your Condominium Association and mail to:

6. NEW! Credit Card
If you wish to make your rent payment using a credit card, simply log on to your Customer Web Access (CWA) account and click “Make a Payment” at the top of the screen. Follow the prompts and, with just a few clicks, your rent is paid!
** No partial or advance payments will be accepted.
** There is a convenience fee for this option. The amount of this fee varies but is usually less than a late fee.
